The Maltings is a property in Appleton Roebuck consisting of a Grade 2 Listed dwelling and outbuildings (coach house and stables). To the rear of the property was approximately half an acre of land.
My brief was to design and apply for planning permission to convert the outbuildings to a three bedroom dwelling and to design and apply for planning consent to build three detached houses on the land to the rear.
Because the property falls within a conservation area and the buildings Grade 2 Listed, it was important that further development be sympathetic to the existing buldings and surrounding area.
Permission was granted for the outbuildings to be converted with single storey extension to form two bedrooms - both with bathrooms en suite; the Loft housed the main bedroom and bathroom en suite. The extensive ground floor reception areas and family kitchen created an executive life style.
The total floor area of the completed conversion was 214 sq.m and currently on the market for 495k.
The dwellings to the rear of the property comprised of a 4 bedroom house (187sq.m valued @ £650k when completed in 2005), 5 bedroom house (200sq.m valued @ £675k when completed in 2005) and 3 bedroom cottage (108sq.m valued @ £450k when completed in 2005).
